    334 E. Toluca Ave.

    * I like the large front porch and the long driveway. Toluca Ave. offers sub-standard street parking; one side only. If the property remains a rental, having ample parking is a plus.

    *I don't like how the original structure disappears into the new addition. A soft demo is still demolition.

    * Drainage at the project site is a concern Not only is Toluca Ave. on the California Geological Survey's liquefaction map, we had a sinkhole open up in the neighborhood about 4 years ago. The property is lower than the street. How will the water exit the property?

    * Lastly, I was a little surprised that the Historical Assessment did not include the subdivision of the property; The 405 property spawned, 415 & 435 Toluca. Which necessitated an access easement at the end of the street.
